Koia Architects Queenstown Arthurs Point, Central Otago - 2017

I love the central Otago area. We have had an office in Queenstown since 2004 and have lived in Arrowtown for two wonderful years. I had been looking for a piece of land to create an office and accommodation ever since, and purchased this site next to the historic Gantley restaurant in Arthurs Point, in 2015. It was important to me that I help enhance this historically significant location and so wanted to extend the narrative of a historic pub precinct, where the pub owner could have had his home originally.

I managed to purchase a red zone house from Christchurch, trucked and reinstated with renovations to suit our needs. The front of the villa has been incorporated into one office space with multi-functional dining/ meeting, kitchen and living / bedroom space to the rear.

The original villa had two well designed renovations and I found myself as the architect, seemingly taking a back seat to enhance and express the villa, the bungalow panelling and 1990's kitchen and bathroom. Behind what you see is a complete renovation of all of these aspects with bespoke wood fire surround and lower drawer, to a 100% efficient gas fire, which extracts all heat from the flue. This is all complimented with a hydraulic under floor heating system that is operated from an iPhone, of course.
